We offer three types of service, all to the same high standard:

Full Management - Service

This service provides the following:

  • Advertising the property on our website and in our office windows, using external property images and descriptive text.

  • Arrange viewings

  • Complete ‘Right to Rent’ checks (Right to Live in the Country Regulations)

  • Carrying out reference checks

  • Complete an inventory of the property, including a photographic record

  • Ensure mandatory requirements are met e.g., EICR reports, Gas safety checks etc

  • Drawing up of tenancy agreement and associated paperwork

  • Move the tenant in – hand over keys, demonstrate heating, boilers, alarms etc. Inform tenant of current energy suppliers etc

  • Ensuring deposits are registered with Tenant Deposit Scheme

  • Inform utility suppliers and the Council

  • Inspections*

 

  • Check Out Report

 

  • Statement, Chase rent arrears

 

  • All maintenance repairs and safety checks

*There may be an additional cost

Fee:

  • The fee for this service is a one-off charge of £497 + VAT

  • 12% +VAT Monthly Management fee

Full Management - Additional Services

We can provide additional services under this service such as: 

Letters, (e.g., rent increase letter) - £160 + VAT                                     

Serving Notice -  £160 + VAT                                                                         

Property Inspection - £97.50 + VAT                                                                           

EPC- £130+VAT

Court Attendance - £75 Per Hour

Gas Safety Record - £105+VAT

Smoke Alarm/Co2 Alarm - £40+VAT

PAT Testing - £85+VAT

 

Tenant Find Only - Service

 The service we offer includes but is not limited to:

Fees:

Minimum of 60% of one calander month's rent + VAT. Subject to a minimum fee of £497+VAT
