We offer three types of service, all to the same high standard:

Full Management - Service

This is the service used by the majority of our clients and is aimed at people with a single property or small portfolio who require management of rental income, with only the need for minimal input from themselves.  

The service we offer includes but is not limited to:

  • Advertising the property on our website and in our office windows, using external property images and descriptive text.

  • Arrange viewings

  • Complete ‘Right to Rent’ checks (Right to Live in the Country Regulations)

  • Carrying out reference checks

  • Complete an inventory of the property, including a photographic record

  • Ensure mandatory requirements are met e.g., EICR reports, Gas safety checks etc

  • Drawing up of tenancy agreement and associated paperwork

  • Move the tenant in – hand over keys, demonstrate heating, boilers, alarms etc. Inform tenant of current energy suppliers etc

  • Ensuring deposits are registered with Tenant Deposit Scheme

  • Inform utility suppliers and the Council

  • Production of monthly rental income reports for property owners

  • Organising repairs

Fees:

Administration fee for the preparation of each and every tenancy is £175.00 + VAT

Ongoing management service (our commission) is billed at 12.5% of rents received + VAT.

Tenant Find - Service

The enhanced service provides many of the benefits under the Full Management Service, however once the tenant has moved in, ongoing issues would fall to the owner.

We would provide the following:

  • Advertising the property on our website and in our office windows, using external property images and descriptive text.

  • Arrange viewings

  • Complete ‘Right to Rent’ checks (Right to Live in the Country Regulations)

  • Carrying out reference checks

  • Complete an inventory of the property, including a photographic record

  • Ensure mandatory requirements are met e.g., EICR reports, Gas safety checks etc

  • Drawing up of tenancy agreement and associated paperwork

  • Move the tenant in – hand over keys, demonstrate heating, boilers, alarms etc. Inform tenant of current energy suppliers etc

  • Ensuring deposits are registered with Tenant Deposit Scheme

  • Inform utility suppliers and the Council

The responsibilities of the owner would include, but not be limited to:

  • *Ensuring any ongoing mandatory requirements are met e.g. annual Gas safety checks

  • Organising repairs

  • Serving notice

Fee:

  • The fee for this service is a one-off charge of £500.00 + VAT

Tenant Find - Additional Services

We can provide additional services under the Tenant Find Service such as organising a move out however, all additional services will be billed for separately. 

If you require anything that isn’t listed, please contact the office for a price.

Letters, (e.g., rent increase letter) - £30 + VAT                                     

Serving Notice -  £30 + VAT                                                                                

Property Inspection - £60 + VAT                                                                                  

Move Out - £100 + VAT - which would include such tasks as:                                       

  • Checking the inventory/condition of property
  • Taking meter readings
  • Informing utilities and the council of the change
  • Arranging remedial works, if required
  • Deposit return*

There can be, on rare occasions, deposit disputes which can end up requiring arbitration. If this happens and you require us to handle the matter on your behalf, this would be billed at £20 per hour + VAT, payable until the dispute is resolved.

*If remedial works are required and monies need to be deducted from the security deposit we will liaise with tenant and get the works completed, or deduct an appropriate sum from the deposit.

Please note that if you would prefer not to use the move out service and you wish to undertake the role yourself, then please be advised that John Prest Property Management would accept no responsibility for any issues which arise from the tenant moving out of the property.
