Just because the tenant has moved in this does not mean our responsibilities to both you, the landlord, and the tenant has ended. Approximately every six months, we will contact the tenant and advise them of our periodic inspections.

This allows us the opportunity of having regular inspections of your property to advise you of any information regarding the property's general condition and advising you on any present or future maintenance issues that may occur.

As a landlord you are responsible for all the repairs that may occur, other than tenant damage. Should repairs be required, then any minor repairs, (up to a value of approximately 75.00 to 80.00), will be carried out without recourse to the landlord and will be settled from rents received and shown as an expense on your rental statement. The original contractors account will be attached to your statement.

Larger repairs or items which may be subject to larger insurance claims will be referred to you for further instructions. Storm damage is a classic example but usually results in fences, garden gates etc not being insured items, so please do expect these repair costs to occur from time to time.

All repairs are carried out by appropriate trade's people and is covered by public liability insurance. This is something that we insist that you have as previous experience has shown us that landlords that carry out this type of work for them will be liable to any future claims in the event of any injuries or damage that may occur from any work they have completed.
